George C. Reifel Migratory Bird Sanctuary

On May 24, 1987, the sanctuary was designated a Ramsar Wetland of International Importance.

Boundary Bay Airport

On December 5, 1997, Transport Canada transferred Boundary Bay Airport to Delta.

I booked via telephone a service call for a leaking kitchen faucet and a leaking pedestal bathroom sink. I live in Anmore. I was given a time slot later in same day. The plumber Randeep showed up on time and right from the first he impressed me with his pleasant demeanor. As he inspected the two cases, he constantly explained in detail the problem and the possible solutions. I never felt any pressure or "upselling" from him. After we agreed on work to be done, he had to get some of the parts. Within 1 hour round trip he returned and did the work very professionally and kept me apprised of the results. I am very pleased with the service and would definitely recommend.

The entire experience was very efficient and professional. The company called me back right away after I sent in a request for a quote online. They were able to send Karn to address our clogged kitchen sink the same day (a Saturday). We were impressed that he came on time, was upfront about the flat-rate pricing, did the work efficiently and professionally, and cleaned up after the work was done. Karn and Daniel came back again next week to do additional hydro jetting for us. Overall we really appreciate the level of professionalism. It is a huge relief for us to find plumbers that are reliable!

I had an excellent experience today with Karn Atwal, a highly experience, plumber. I am so glad that I called the crazy Plumber this morning as my toilet was leaking. Karn Arrived exactly on time, and proceeded to diagnose and fix the problem perfectly. I highly recommend the crazy Plumber and would definitely call Karn If I have any additional plumbing needs in the future. They are now in my contact list!

I would like to give Randeep and Mike from Crazy Plummers 10 stars. They did such an excellent and expidient job. I had some leaking taps but then told them about my other grievances, and in no time flat I had a new sink, a new toilet, a new watertank, a new shower and a new faucet in the kitchen. ALL this was done in one day!!! Anyone looking for competent plumbers call Crazy Plummers, you will be well taken care of.

Historical Timeline

A dyke on the bay, an island of industry and a tunnel under the river. Explore three turning points that helped shape Delta.

Holding back the tide

East Delta farmers built the first municipal dyke along Boundary Bay in 1892. Protecting low-lying land from the tides helped agricultural settlement take hold on the western shore of the bay.

An island goes to work

An island goes to work

UK firm Grosvenor purchased the 1,200-acre Annacis Island, and development began in 1953. The site opened three years later as Canada’s first master-planned industrial park.

A tunnel under the river

A tunnel under the river

The Deas Island Tunnel opened to traffic on May 23, 1959, replacing the ferry service between Ladner and Richmond. It was renamed the George Massey Tunnel in 1967, after the MLA who campaigned for a permanent crossing.

Delta’s historic administrative centre, which grew from Ladner’s Landing near the Fraser River.

Homes

Village homes and river living

Ladner Village has surviving homes built mainly in the 1930s, alongside mid-century and newer apartments. Housing forms also include floating homes, townhouses, ranches and rural estates.

Streets

A village laid out by survey

Donald Chisholm surveyed the townsite in the 1880s, and Chisholm Street carries his name. The village core is known for the Ladner Village Market and its historic streetscapes.

Between river and strait

Ladner sits between the Fraser River to the north and the Strait of Georgia to the west.

North Delta

North Delta

Delta’s most populous community, first settled as Annieville by Norwegian fishing families in the 1890s.

A mix of suburban forms

Mid-century ranchers and basement-entry homes appear in Annieville, with large-lot split-levels in Sunshine Hills and master-planned townhomes at Sunstone.

A corridor on Scott Road

North Delta holds about half of Delta’s retail jobs, with centres such as Scottsdale Centre. The 2024 Official Community Plan focuses growth on the North Delta Social Heart and the Scott Road corridor.

A peninsula community in southwest Delta, bounded by the Strait of Georgia, Boundary Bay and Point Roberts.

From waterfront ranches to cottages

Housing includes mid-century waterfront ranches, split-level homes, golf course strata houses, condominiums and farmhouse-style cottages in Southlands.

Growth after the tunnel

Suburban subdivision followed the 1959 Deas Island Tunnel. Tsawwassen Shopping Centre opened at 12th Avenue and 56th Street in 1958, and 56th Street is still the only road to Point Roberts.

Elevations range from below sea level to 70 metres along the 49th parallel.

The Hodgins family

The Hodgins family

Material

Land near a new crossing.

George Hodgins founded Century Group in South Delta in 1957, the same year construction began on what is now the George Massey Tunnel. His son, Sean Hodgins, now leads the company.

Building

A mall plan goes to council.

Century Group proposed redeveloping Tsawwassen Town Centre Mall with homes over shops and a new public library. In October 2025, Delta council unanimously rejected a revised version of the plan.

Community

A farm-focused neighbourhood.

On land acquired in December 1989 at Delta’s southern edge, next to the US border, the company is building Southlands, a 217-hectare community planned for about 950 homes. Its Courtyard Cottages won a 2023 Georgie Award.

The Elsom lands and Sunstone

The Elsom lands and Sunstone

Material

Gravel gives way to homes.

Dennis Elsom was president of Delsom Estates, whose lands cover about 40 hectares on either side of Nordel Way at 84 Avenue. Gravel extraction on most of the site ended in the late 1970s.

Building

A master plan takes shape.

In 2005 Delta added a neighbourhood plan for the Delsom lands, named Sunstone Ridge, to its Official Community Plan. A 2006 application proposed about 850 homes: 180 single family homes, 600 townhouses and 70 seniors apartments.

Community

A field for the neighbourhood.

The Delsom estate agreed to a $5 million contribution: $3.5 million for a synthetic turf field at North Delta Community Park and $1.5 million for a public amenity building. The field is named for Dennis Elsom.

1905 to the 1930s

Craftsman on River Road

Along River Road in Annieville and Sunbury, Norwegian settlers built Craftsman homes with open front verandahs and decorative brackets.

The roof tells a story

Triangular eave brackets and shed dormers are common details. The Stegavik Residence at 10670 River Road, from about 1913, shows both.

An entrance worth noticing

The Iverson Residence at 11090 River Road, from about 1913, has a front verandah, a side entry porch and leaded glass windows.

Made from wood

Lapped wood siding and shingles cover many of these homes. The nearby Larsen Residence was built by Pete Peterson from a single tree on the site.

Living above the entrance

After the Deas Island Tunnel opened in 1959, suburban homes spread across Delta. Basement-entry homes and their BC Box and Vancouver Special relatives became familiar forms.

Read the front

Decorative brick on the ground-floor front, with stucco above, is a common pairing under a very shallow-pitched roof.

Start at ground level

The front door is usually set to one side, which made many of these homes easy to divide into upper and lower units. The shape alone does not confirm a suite.

A form, not a census category

Construction-era totals include many home styles. They should not be presented as counts of basement-entry homes.

Neighbourhoods planned together

Newer master-planned neighbourhoods in Delta are zoned and laid out as a whole. Southlands in Tsawwassen is planned for about 950 homes at build-out.

Homes around a courtyard

Southlands cottage courtyards cluster small houses around a shared, landscaped courtyard, so residents walk through the common space to reach their front doors.

Townhomes by the fairway

At Tsawwassen Springs, a final phase of 60 townhouses needed an Agricultural Land Reserve exclusion and a regional growth strategy amendment before returning to Delta council.

Guided by one plan

Most of Southlands is covered by a development permit area that sets form and character guidelines for its commercial and multi-family buildings.
