Start with safety
If water is actively escaping, first check for hazards from a safe location. Keep away from wet electrical equipment, sewage, sagging or unstable finishes, unsafe crawlspaces and excavations. If there is no gas or electrical hazard, you may close a safely accessible private shutoff without forcing it. Do not operate a municipal curb stop or enter an unsafe area to reach a valve.
For uncontrolled water or water entering a wall, ceiling or finished area, call us right away for triage once the scene is safe. A hose bib appointment is for the permanent assessment and repair, not electrical work, drying, mould assessment, reconstruction or restoration.
What freeze damage can look like
Water that remains trapped in an outdoor fixture or nearby piping can freeze and damage the installation. Some concealed damage does not release water until the tap is opened and the damaged section is pressurized. A normal-looking exterior stream does not rule out leakage inside the building.
A frost-free design is not freeze-proof. Its performance depends on the selected product, installation, condition and use. Exact shutoff position, drainage, wall-depth, isolation and seasonal care requirements must follow the installed product and current manufacturer instructions. A connected hose, one cold-weather event or one visible symptom does not establish the complete concealed condition.
Repair, replacement or further investigation
A repair decision should use the observed failure, accessible condition, fixture type, compatibility, parts support, repair history, access and reasonable alternatives. Depending on those findings, the agreed scope may involve servicing a suitable component, addressing a safely accessible adjacent connection or securing the fixture.
Replacement may be considered when the fixture or connection is damaged, unsuitable, unsupported by available compatible parts or uneconomical to keep repairing. It is not the automatic answer to every drip or stiff handle. A planned relocation, additional outlet or broader improvement should be assessed under Outdoor Spigot Service rather than added to a repair booking without an agreed scope.
If the source remains concealed or uncertain, the next step may be further leak investigation. A private buried branch, the main water service, drainage, irrigation or another system should be routed to the service that owns that work. Wet soil, low flow or nearby water does not identify the source by itself.
Vacuum breakers and backflow questions
A hose connection can create a cross-connection concern, but the required protection depends on the connection, hazard, installed product and current authority requirements. A fixture-level hose-connection vacuum breaker is not the same as a testable backflow assembly.
Routine hose bib repair may include assessment of an identified fixture-level device when it is part of the agreed scope. It does not establish that all cross-connections on the property are protected, and it does not include regulated assembly testing, tester qualification or municipal reporting unless that separate service is confirmed. Property and access details that matter
Before booking, consider:
- whether the home is detached, a duplex, townhouse, apartment, rental or strata property;
- who controls the fixture, exterior wall, concealed line, shutoff and access;

- where water appears and whether it occurs with the tap closed, open or connected to an attachment;
- whether the fixture or nearby piping has a known freeze, leak or repair history; and
- whether the interior connection is visible and safely accessible.
In a shared property, confirm authorization and access with the strata corporation, property manager, landlord or governing documents. The fixture’s location does not by itself decide ownership, common-property status or cost responsibility. Construction era and dwelling form are useful questions, not diagnoses of the installed piping.
What affects the scope and cost
The scope depends on the source of the leak, fixture condition, safe isolation, interior access, concealed damage, compatible parts, repair history, wall or finish access and whether another service or trade is required. A final repair price should follow the assessed and agreed scope rather than a remote assumption about one failed part.

Note whether the symptom occurs when the tap is closed, while it is running or only when a hose or attachment is connected. Signs an outdoor tap needs assessment
- The spout drips after the handle is closed. The sealing surfaces or internal parts may need assessment, but the symptom does not identify one failed component by itself.
- Water appears around the handle while the tap is running. The leak may involve the stem area, packing or another part of the fixture.
- Water discharges from a cap or device on the hose connection. A fixture-level vacuum breaker may need inspection, but the device type and cause must be confirmed.
- The handle spins, binds or does not control the water reliably. Do not force it. Internal wear, damage or a problem elsewhere in the fixture may be involved.
- Flow is weak, irregular or absent. The fixture, an attachment, an accessible valve or the supply may need to be checked.
- Water appears inside the wall or in a room below when the tap is used. Stop using the tap. Concealed damage may leak only while the fixture is pressurized.
- The fixture moves at the wall. The mounting, wall penetration and accessible connection should be assessed before further movement affects the piping.
