About this service

Water Heater Repair

Water heater repair starts by separating a failed component from a failed storage vessel and from a plumbing-system problem that only looks like a heater fault. No hot water, reduced capacity, unfamiliar sounds, water near the unit, relief-valve discharge, or unusual temperature can each have several possible causes.

The useful decision is not simply repair or replace. It is what failed, whether the vessel is sound, what the repair involves, how the equipment was installed and maintained, whether parts and warranty support remain available, and how the repair fits the homeowner’s plans. The Crazy Plumber diagnoses the problem first and explains the options before work proceeds.

What Can Be Repaired and What Cannot

Many faults involve controls, burners, ignition components, electric elements, thermostats, valves, seals, connections, venting components, or other serviceable parts. The exact repair depends on the equipment, manufacturer instructions, diagnosis, condition, parts availability, warranty, and regulated scope of the work.

A leak from a fitting, valve, connection, drain, or component seal may be repairable. Water coming from the storage vessel or jacket usually means the vessel has failed. A glass-lined pressure vessel is not restored by patching an exterior leak, so replacement becomes the practical path when the tank itself is breached.

Some symptoms begin outside the heater. Water pressure, thermal expansion, a mixing valve, a plumbing crossover, electrical supply, gas supply, or another system condition can imitate an appliance failure. Diagnosis should test the actual cause before parts or equipment are replaced.

Why Prompt Diagnosis Matters

A small leak can damage nearby components or finished surfaces. A recurring control fault can become a complete loss of hot water. A relief-valve discharge can point to temperature or pressure conditions that require attention. Gas, combustion, venting, and electrical symptoms can also involve immediate safety concerns.

The consequence depends heavily on where the equipment is installed. A tank in finished space, a mechanical closet, an upper floor, or a strata building can create more water-damage exposure than a unit beside a suitable drain. If water is actively spreading, call for shutoff guidance and avoid wet electrical equipment.

Property Conditions That Change the Diagnosis

The same symptom can mean something different depending on the property. Useful questions include whether the home is detached or strata, whether equipment sits in finished or stacked space, whether a drain pan or floor drain is present, whether the water source or treatment has changed, whether pressure has been measured, whether a suite or renovation changed demand, and whether installation or maintenance records are available. These are screening questions, not conclusions about a home based on its city or construction era.

Spot the signs

Signs You Need Water Heater Repair

  • No hot water. The cause may involve fuel or electrical supply, controls, ignition, heating components, flow, or another system condition.
  • Hot water runs out sooner or stays lukewarm. Capacity, recovery, elements, controls, mixing, dip-tube condition, sediment, usage, and sizing may all affect the symptom.
  • New rumbling, popping, hissing, or cycling sounds. Sound can be a useful clue, but it does not identify one cause by itself.
  • Water is visible near the tank. Trace whether it comes from a fitting, valve, connection, component seal, relief discharge, drain, or the vessel.
  • The relief valve drips or discharges. Do not cap or block it. The valve, water temperature, system pressure, and thermal expansion need assessment.
  • Hot water changes colour or develops an odour. Compare hot and cold water and report whether the symptom affects one fixture or the whole home.
  • A pilot, burner, breaker, or control will not operate normally. Do not remove electrical access panels or repeatedly reset a tripping breaker or high-limit control. If you smell gas, go outside and call FortisBC at 1-800-663-9911 or 911 from a safe location.

Job steps

What The Crazy Plumber Does

  1. Start with the equipment and symptom. We ask about the fuel, equipment type, rating plate, approximate age, location, maintenance history, recent changes, error codes, sounds, odours, and where water appears.
  2. Trace the actual fault. The assessment may include the leak source, controls, heating components, gas or electrical supply, venting, water pressure, thermal expansion, mixing, connections, and vessel condition as applicable.
  3. Separate repair from replacement. You receive the diagnosis, the repair scope, the condition factors that affect the decision, and the replacement alternative when it is relevant.
  4. Respect regulated work. The Crazy Plumber is a Technical Safety BC (TSBC) licensed gas contractor, TSBC licence No. LGA0213328. Regulated gas work follows the authorization process applicable to the job and jurisdiction. Fixed wiring and electrical-supply work are completed or coordinated by an appropriately licensed electrical contractor where required.
  5. Address the cause when it is part of the scope. A valve problem may involve system pressure or expansion. Lukewarm water may involve mixing or plumbing crossover. A recurring tankless fault may involve installation conditions rather than one replaceable part.
  6. Verify the repair. Verification follows the equipment, completed work, manufacturer instructions, and safe operating checks that apply to the job.

Questions homeowners ask

Does a leaking water heater always need replacement?

A leaking water heater does not always need replacement. Water from a valve, connection, drain, component seal, or other serviceable point may be repairable. Water from the storage vessel or jacket usually means the vessel has failed. The source should be traced before repair or replacement is recommended.

What should I do before the plumber arrives?

Note the equipment type, model information, symptoms, error codes, sounds, odours, and where water appears. If water is spreading, call for shutoff guidance and stay away from wet electrical equipment. If a breaker has tripped, leave the appliance off and arrange assessment rather than repeatedly resetting it. If you smell gas, leave the building and call FortisBC at 1-800-663-9911 or 911 from a safe location. Do not remove access panels or attempt internal testing.

Is an older water heater worth repairing?

Age alone does not decide. Vessel condition, leak source, exact fault, maintenance history, installation, warranty, parts availability, repair cost, and future plans all matter. A modest repair on a sound unit may be reasonable, while an expensive repair on a compromised vessel may not be. The decision should follow evidence from the equipment, not one age cutoff.

Why does my hot water smell unusual?

An odour limited to hot water can involve the heater, anode material, water chemistry, or microbial activity, but it should not be diagnosed from smell alone. Compare hot and cold water and note whether the symptom affects one fixture or the whole home. If the smell resembles natural gas or appears near gas equipment, leave the building and use the emergency guidance above.
