About this service
Water Heater Maintenance
Water Heater Maintenance is a broader condition assessment for storage-tank and tankless equipment. It reviews the appliance history, visible condition, safety devices, pressure or expansion context, fuel-side or electrical concerns, location and the maintenance guidance for the exact equipment.
The visit does not assume that every heater needs an annual flush, anode replacement, descaling or the same checklist. Findings, manufacturer instructions, water conditions, installation, symptoms and service history determine what is inspected, serviced, monitored or routed to repair or replacement.
What a Maintenance Visit Actually Covers
The anode rod
Applicable storage tanks may use a sacrificial or powered anode system to help protect the vessel. Access, inspection method, material choice and replacement criteria depend on the tank design, manufacturer information, water conditions, odour history and observed condition. Anode condition is one input, not a universal prediction of remaining life.
The flush
Flushing or descaling appears only when the equipment, manufacturer guidance, water conditions, symptoms and service history indicate it. Water Heater Flush Service covers the specific intervention and its limitations.
The relief valve test
The condition of the temperature-and-pressure relief valve and its discharge arrangement can be part of the assessment. Inspection, testing or replacement must follow the appliance instructions and applicable requirements. Homeowners are not instructed to operate or block the valve or discharge.
System pressure and expansion
Measured pressure and the property’s expansion-control arrangement can affect the water heater and connected plumbing. The assessment looks at the actual configuration and observed condition rather than applying one pressure or component rule to every home.
Fuel-side or electrical concerns
Gas equipment may require review of ignition, combustion, venting, gas connections and installation conditions. The Crazy Plumber is a Technical Safety BC (TSBC) licensed gas contractor, TSBC licence No. LGA0213328. Electric equipment may require review of elements, thermostats, controls and electrical-supply concerns. Fixed electrical work is completed or coordinated by an appropriately licensed electrical contractor where required.
Location and surrounding conditions
Equipment location, access, visible connections, corrosion, leakage, shutoff accessibility, drainage, pan or floor-drain conditions and strata or finished-space consequences can change the maintenance plan. Any device operation or corrective work follows the equipment and property requirements.
Tankless equipment
Tankless maintenance uses the exact model’s instructions and may consider error history, inlet filtration, water conditions, condensate, intake and exhaust, leakage, controls and service access. Descaling is included only when indicated.
The findings are explained in practical terms: what appears serviceable, what needs monitoring, which item needs repair and when replacement planning may be reasonable. Any documentation provided depends on the booked scope.
What Maintenance Can and Cannot Change
Maintenance can identify changing condition, incomplete records, leakage, pressure or expansion concerns, fuel-side or electrical issues and service needs before they are understood another way. It may support safe operation, planning and useful life, but it cannot guarantee that a failure will be prevented, that a tank will reach a particular age or that one visit will reduce total cost.
Property Questions That Shape Maintenance
Useful questions include the equipment type and model, fuel, water source and treatment, household demand, service history, measured pressure, expansion configuration, equipment location, access, drainage, leakage consequence, renovations and available records. Detached homes, suites, townhouses, apartments and strata properties can have different responsibility and authorization questions. Confirm the actual property instead of using a citywide water, pressure or housing assumption.

Signs You Should Book Maintenance
- The service history, installation date or manufacturer information is unknown.
- You recently bought the property and need to understand the equipment, records and visible condition.
- The appliance manual identifies maintenance that has not been documented or assessed.
- New sounds, odours, leakage, relief discharge, error history or performance changes need context before they become a bigger, costlier repair.
- An insurer or strata has asked for information, and you need to confirm the applicable policy, bylaws, notices or authorization process.
- A tankless unit has an unknown maintenance history or changing condition, and its model-specific requirements need review.
Job steps
What The Crazy Plumber Does
- Review the history and concern. Identify the appliance, fuel, model information, installation details, symptoms, records, water source and prior service.
- Assess the current condition. Review visible vessel or case condition, connections, leakage, location, access, safety devices and the pressure or expansion context relevant to the property.
- Separate maintenance from repair. Determine which findings belong to routine maintenance, a specific flush or descale, a repair assessment, regulated gas work, electrical coordination or replacement planning.
- Complete only the indicated service. Anode work, flushing, descaling, filter care or another intervention is not assumed. The exact scope follows equipment instructions and observed condition.
- Set the next decision point. Explain what needs monitoring, what should be corrected and when the appliance manual, condition, water, demand or service history suggests another review. Records may support future conversations but do not guarantee warranty, insurer or strata outcomes.

Questions homeowners ask
There is no universal annual checklist or interval for every water heater. Follow the appliance manual and consider fuel, water, demand, installation, symptoms, condition and service history. Gas appliances may have professional servicing needs that differ from electric or tankless equipment.
An anode is a component used in many storage tanks to help protect the vessel through sacrificial or powered corrosion control. Its design, access, material, condition and replacement guidance vary by tank and water conditions. Do not use a universal three-to-six-year replacement rule.
Maintenance may help preserve safe operation and useful life when the equipment is serviceable and the indicated work is completed. The result varies with the vessel, components, water, installation, demand and history. It cannot restore a failed vessel or promise a specific lifespan.
Warranty terms are manufacturer- and model-specific. Follow the selected equipment’s installation, operation and maintenance requirements, and keep the records the manufacturer requests. Maintenance documentation may support a claim, but it does not guarantee coverage.
I had a great experience! Jordan came within an hour of my call, even during evening rush hour traffic, to replace my leaking kitchen faucet. Jordan quickly identified the problem, installed the new faucet, and made sure everything else was working properly before he left. I was also unsure if the color of the faucet would match the rest of my kitchen appliances, but Jordan assured me it would, and he was absolutely right. It looks great! I’ve attached photos of the finished result. I highly recommend them for fast, professional service, attention to detail, and honest advice. 5/5 ⭐️
We had an emergency problem with water in our bathroom and after frantic calls to get someone to come in that wasn't going to cost us an arm and a leg while we were on leave for the birth of our child. Karn came in that day without an extra fee and was friendly, considerate, kind and professional. He was able to diagnose our problem in minutes and walked us through how we could go about fixing it for the best value. Truly turned our awful day around and make our huge problem fixable. I would recommend Karn over and over again!
This company comes highly recommended. They are the third plumbing company we've hired, and they finally resolved our longstanding issue.
I’m very happy with the quality of the work and would definitely recommend them to anyone needing plumbing services. Tony and Brad were incredibly kind, genuinely great people.
This is the second time we have hired this company and both times they did a great job. I called last night spoke to Brad and they were at my Dad's house by 8:45 a.m. the next morning. Tony did an incredible job today. He called on his way to give me his ETA, he arrived on time, he assessed the work and he provided me with prompt and very clear quotes with an explanation to me in a way I could understand. He completed the work and did a terrific job of it. So happy and relieved that the issue is fixed. He also provided some quotes for some other things in the home that need to be fixed as well and we will proceed with those in the near future as well. I work at a service company and this company and Tony specifically, did a fantastic job. What a friendly and well run business. Thank you! I highly recommend The Crazy Plumber and believe in leaving a great review when I receive great service.
Karn from The Crazy Plumber was absolutely amazing! He handled everything from start to finish, thoroughly tested different possibilities, and took the time to explain what was going on. What impressed me most was that he genuinely tried to find the most cost-effective solution instead of pushing unnecessary repairs or extra charges. He was professional, honest, knowledgeable, and very hardworking. It’s rare to find someone who cares this much about helping customers and providing fair pricing. The quality of his work was excellent, and he made sure everything was working properly before leaving. I highly recommend Karn and The Crazy Plumber to anyone looking for a trustworthy plumber. Outstanding service, fair pricing, and exceptional customer care!

How Maintenance Timing Is Set
Use the appliance manual as the starting point. Adjust the plan for equipment type, fuel, water source and treatment, household demand, installation, symptoms, previous findings, repairs and service history. A flush, descale, anode assessment or replacement discussion occurs when those inputs support it, not at one universal annual, multi-year or age-based deadline.
Do you offer water heater maintenance plans?
Water heater maintenance can be scheduled after the equipment and service need are identified. Ask what scope is appropriate for the exact heater and whether a broader plumbing inspection is a separate useful service. Do not assume a recurring plan or bundled scope without confirming current availability.
Does water heater maintenance make sense for a rental property?
Maintenance can help an owner understand condition, records, access and leakage consequences at a rental property, but the interval and documentation depend on the equipment, tenancy, insurer, strata and property requirements. Confirm authorization and access before the visit.
Schedule Water Heater Maintenance
Tell us the equipment type, fuel, model if known, installation and service history, current symptoms, water source or treatment, home type, equipment location and any insurer or strata questions. The assessment will separate routine maintenance from flushing, repair or replacement.

Brad came to our house to deal with a malicious issue a tenant we had to evict left behind. He was polite and courteous with my mom, and personable and professional. We would highly recommend.
