About this service

Plumbing Evaluation Service

A pressure change at one fixture, an intermittent noise, a recurring drainage symptom or an unexplained sign of moisture can leave you with one practical question: what is happening, and what should you do next?

Plumbing Evaluation Service is a focused assessment of one defined plumbing symptom or question. The technician reviews the history, assesses the agreed accessible scope and explains the observations, limitations and reasonable next step. The visit may clarify the concern, identify what remains uncertain or show that a separate service is needed before a repair decision can be made.

What a Plumbing Evaluation Does

An evaluation begins with one defined concern. The technician considers what you have noticed, when it occurs, relevant records or previous work, what is safely accessible and which observations or tests fit the booked scope. A useful result separates what was directly observed or measured from what is inferred and what could not be confirmed.

The next step depends on the evidence. It may be no immediate plumbing work, monitoring, a more specialized assessment, a repair discussion or referral to another appropriate service or professional. A definitive diagnosis, written report, photographs, repair quote and on-site repair are not automatic parts of every evaluation. Confirm any required deliverable or repair option when booking.

This is not a broader property plumbing inspection or a regulated whole-home inspection. If you need an accessible-plumbing baseline for a purchase, renovation or other property decision, review the Property Plumbing Inspection service instead.

Put Safety First When Needed

An active uncontrolled water escape, sewage exposure, wet electrical area, unstable finish or suspected fuel gas is not a routine evaluation scenario. Put immediate safety before booking.

If you smell rotten eggs and suspect natural gas, stop what you are doing. Do not use a cellphone, smoke, light matches, operate switches or create another ignition source inside. Go outside first, then call the FortisBC emergency line at 1-800-663-9911 or 911 from outside. Do not search for the source, operate gas equipment or re-enter for photographs.

For active water, stay out of wet electrical areas and unsafe routes. Use only a safely accessible private water shutoff, without forcing it. Do not enter an unsafe crawlspace or mechanical room, disturb unstable finishes or operate a municipal curb stop. Call right away for the appropriate service for water, sewage, electrical or other hazards.

Property Details That Change the Evaluation

Useful context comes from the property, not a neighbourhood assumption. Original construction era can guide questions, but it does not prove which piping, valves or drainage components remain after renovations or repiping. Share the renovation history, visible materials, previous repairs and any records that may clarify the symptom.

Dwelling form can also change the accessible scope. A detached property, duplex, townhouse, apartment or strata unit may involve different shutoffs, shared lines, access procedures and authorization questions. The evaluation can record plumbing observations within its scope, but it does not decide ownership, legal responsibility or who must approve work.

Measured pressure, actual drainage history, equipment location, safe access and the pattern of the symptom are more useful than assumptions based on slope, trees, weather or building era.

Scope, Deliverables and Cost

Confirm the evaluation fee and included scope when booking. Cost can depend on the complexity of the question, safe access, the time needed to reproduce an intermittent symptom and whether a separate specialized service is required. If you need written findings, photographs, a particular format or information for a third party, ask whether that deliverable is available and included before relying on it.

An evaluation fee does not automatically include repair work. Any repair scope, pricing and availability should be discussed separately after the available evidence has been reviewed.

What to Have Ready

Record when the symptom started, where it occurs, what makes it appear and whether it is constant or intermittent. Note renovations, fixture changes, previous repairs and any relevant service records. A photograph or short video taken from a safe position can help document an intermittent sound or visible condition.

Share the dwelling type and whether any plumbing may be shared or require access authorization. If you already know the location of a safely accessible private water shutoff, mention it. Do not force a valve, enter an unsafe area or search through wet electrical spaces, unstable finishes or restricted mechanical areas to prepare for the visit.

Related Services

  • Property Plumbing Inspection for a broader visual and operational review of accessible plumbing for a defined property decision.
  • Leak Detection Plumber when unresolved hidden-water location requires a dedicated detection scope.
  • Sewer Camera Inspection when the question requires footage and interpretation inside an accessible part of the private sewer lateral.
  • Poly B Pipe Inspection when the main question is focused material identification and accessible supply-piping evidence.
  • Plumbing Maintenance Inspection for recurring preventive care after the current question has been addressed.

Appliance-specific water-heater questions, regulated gas-system work and electrical, mould, structural, hazardous-material or restoration concerns belong with the appropriate service or professional.

Schedule a Plumbing Evaluation

For a routine evaluation, share the specific symptom or question, when and where it occurs, the dwelling type, relevant renovations or repairs, safe access information and any required deliverable or third-party request. If an insurer, strata corporation, property manager, realtor, lawyer or another party needs information, obtain its exact scope, format and deadline before booking. Acceptance and decisions remain with that party.

When a Focused Evaluation Fits

A plumbing evaluation may be the right starting point when you have one defined concern such as:

  • a change in water pressure or flow at one fixture or across the property;
  • an intermittent plumbing noise that can be described or recorded;
  • a toilet, fixture or drain that behaves differently from normal;
  • a recurring odour that is not suspected fuel gas;
  • a stain, damp area or other moisture evidence that is not an active uncontrolled leak;
  • a previous plumbing recommendation you want assessed within a clearly defined second-opinion scope;
  • a symptom that should be considered before a renovation closes access.

A symptom can support further assessment, but it does not establish the source or repair by itself. A pressure reading, sound, smell, stain, bill change, visible material or construction era must be interpreted with the rest of the property evidence.

Job steps

How the Evaluation Is Organized

  1. Define the question. Explain the symptom, when it began, where it occurs, what changes it and what decision depends on the answer.
  2. Review history and records. Share previous repairs, renovations, relevant invoices, earlier findings and safely taken photographs or video.
  3. Confirm the accessible scope. The technician considers the dwelling form, shared-system responsibility, safe access and any limits created by finishes, equipment or property conditions.
  4. Gather appropriate evidence. Depending on the concern and booked scope, this may involve direct observation, fixture operation, a pressure reading, moisture evidence, a meter observation or another suitable method. There is no single instrument set or fixed sequence for every symptom.
  5. Separate findings from uncertainty. The explanation should distinguish what was observed or measured, what is a reasonable inference, which areas were inaccessible and what remains unresolved.
  6. Identify the next appropriate step. The evidence may support monitoring, no immediate work, a separate Leak Detection, Sewer Camera, Poly B, Water Heater or Gas Line service, another professional or a repair discussion. Pricing, repair availability and written deliverables are confirmed separately.

Before you book

Questions homeowners ask

Is an evaluation the same as an estimate?

They answer different questions. An estimate may price a repair scope that is already understood. A plumbing evaluation is appropriate when the symptom or next step still needs focused assessment. Confirm the fee, included scope, deliverables and any later pricing process when booking.

Can the problem be identified over the phone?

Phone intake can help identify an immediate hazard, collect symptom details and direct you to the appropriate service. It cannot establish a concealed condition or definitive repair scope without the evidence needed for that conclusion.

What if the evaluation finds a different or broader concern?

The technician can explain the relevant observation and how it affects the original question. A broader issue may require monitoring, a separately scoped specialist service, another professional or a repair discussion.

Is repair included in the evaluation?

Not automatically. Repair availability, authorization, scope and pricing are separate from the evaluation and should be confirmed before work begins.
