About this service
Sewer Camera Inspection
A sewer camera inspection provides visual evidence from inside an accessible part of a private sewer lateral. It can help connect recurring symptoms, service history and visible pipe conditions before a homeowner considers cleaning, localized repair, trenchless rehabilitation or replacement.
The inspection is an assessment tool, not a guarantee of full-line access or a complete diagnosis by itself. Reach and image quality depend on the available access point, blockage, bends, pipe configuration, condition and equipment suited to the service scope. The useful outcome is a clearer plumbing conversation based on what can be observed, what remains uncertain and what information is still needed.
What a Sewer Camera Inspection Can Show
Where access and pipe conditions allow, a camera may help a plumber observe the inside of the line and identify features worth assessing, such as changes in material, buildup, roots, displaced joints, cracks, deformation, standing water, obstructions or an area the camera cannot pass.
The images must be interpreted in context. A dark line may be a crack, a joint or a camera artefact. Standing water can suggest a grade or flow concern, but footage alone does not establish its cause, severity or best repair. Camera footage also does not by itself prove legal ownership, municipal responsibility, remaining service life or whether repair, rehabilitation or replacement is the right option.
The inspection may include distance references or surface locating when the access, pipe configuration, equipment and booked scope support it. Any measurement or mark is part of the plumbing assessment. It is not excavation clearance.
A camera cannot pass every obstruction, bend or damaged section. If a blockage prevents further inspection, the next step depends on the symptoms, available access and the condition encountered. Before mechanical clearing of a blocked sewer, including cabling, cutting or jetting, the cross-bore screening process must rule out a gas-line cross bore. Review FortisBC cross-bore safety guidance before clearing work begins.
When a Sewer Camera Inspection May Help
A camera inspection may be useful when the result could change the next decision, including:
- recurring multi-fixture drainage symptoms or a blockage that has returned after previous service;
- a plumber needs more evidence before recommending private-lateral cleaning, localized repair, trenchless rehabilitation or replacement;
- previous footage, repair records or sewer history need to be compared with current conditions;
- a homeowner is planning a property purchase, renovation, landscaping project or other work where the private lateral is relevant to due diligence;
- known roots, deposits or structural concerns are being monitored under a condition-based maintenance plan;
- a detached, strata, rental or shared-line property needs clearer evidence before responsibility and access can be discussed.
Symptoms such as gurgling, slow lower-level fixtures, recurring backups, odour or damp ground can justify assessment, but they do not identify the cause or location on their own. If sewage is actively backing up, stop household water use where practical and call us right away for plumbing triage rather than testing the system.
What Changes the Scope of the Inspection
The available access point is often the first constraint. A suitable cleanout may allow a clearer inspection than an indirect or restricted route, but access differs between detached homes, renovated properties, suites, strata buildings and shared systems. Do not open a sewer cleanout yourself during an active backup.
The plumber may also need to consider:
- whether the line is open enough for the camera to travel;
- bends, transitions, branch connections and pipe configuration;
- known renovations or changes to the drainage system;
- the property trees, slope, settlement history and previous underground work as questions to investigate;
- whether the suspected issue is within private responsibility or may involve a shared or municipal system;
- whether the inspection includes recording, locating, measurements or a written summary.
Ask what is included before the visit. Deliverables and locating scope should be confirmed for the booked service rather than assumed.
Property Conditions Worth Discussing
Construction era and renovation history can help frame questions, but they do not confirm the sewer material or condition. Tell the plumber about additions, suites, finished lower levels, previous sewer work and any records showing where the line may run.
Property trees, slope, settlement, long pipe runs and hardscape can affect what needs investigation and what a later repair might involve. Treat them as planning factors, not proof of roots, a sag or structural failure. In strata, rental and shared-line settings, confirm who can authorize access and whether the suspected line is private or common property.
A camera or surface mark does not replace utility locating or safe excavation requirements. Before any digging, contact BC 1 Call and confirm the required responses. A BC 1 Call request is not clearance to dig, and private or non-member facilities may require separate locating.
A Cautious Guide to Scope Footage
Footage may show smooth or rough surfaces, joints, changes in material, deposits, root-like growth, standing water, displaced sections, cracks, deformation or an obstruction. These are viewing terms, not a do-it-yourself diagnosis. Lighting, water, debris, lens position and camera movement can change how a feature appears.
Ask the plumber to explain what is directly visible, what is inferred and what additional information would be needed before choosing a service. The strongest recommendation is the one that fits the observed condition, the rest of the lateral, access, project constraints and the homeowner’s actual symptoms.

Job steps
How the Assessment Supports a Decision
- Start with the symptoms and history. Share which fixtures are affected, whether the problem is active or recurring, previous clearing or repair work, available footage and any known access points.
- Confirm the practical inspection scope. The plumber assesses access, blockage, pipe configuration and whether camera travel is appropriate for the conditions.
- Review observable features. Useful observations may include material changes, deposits, roots, joint alignment, cracks, deformation, standing water, blockage or a limit to camera travel.
- Separate observations from conclusions. The footage is considered with symptoms, service history, access, dwelling form, shared-line context and other findings.
- Choose the least intervention supported by the evidence. Depending on the condition, the next step may be monitoring, condition-appropriate cleaning, further assessment, localized repair, trenchless rehabilitation or replacement. No single image, material name or symptom decides the outcome by itself.
If the suspected problem may be outside private responsibility, the footage can support a conversation with the applicable municipality, strata or property manager. Responsibility, authorization and payment depend on the municipality, property arrangement and actual cause.

Questions homeowners ask
Timing depends on access, line length, bends, blockage, pipe condition and the inspection scope. A restricted line or difficult access can limit the camera or require a separate service decision before the inspection continues.
Camera equipment is intended for pipe inspection, but risk still depends on access, fittings, pipe condition and obstructions. The plumber should stop or change the approach when the line cannot be navigated safely.
Sometimes, but an active or complete blockage can limit camera travel. Stop using household water where practical and arrange plumbing assessment. If mechanical clearing is considered, cross-bore screening must happen before cabling, cutting or jetting begins.
It can add evidence about the accessible part of a private lateral, especially when the service scope, available access and deliverables are clear. Construction age alone does not predict condition, and the inspection may not reach or verify every part of the system.
