About this service

Underground Leak Repair

Underground Leak Repair is the narrow pathway for a confirmed or suspected leak in a private buried pressurized branch line that is not the property’s main water service and is not sewer or drain piping. Examples can include a private branch serving a detached building or another property-specific water-supply use after the system and responsibility are confirmed.

Wet ground, unexplained measured water use, a sound, settlement or a pressure change may justify assessment, but none identifies the source, route, ownership or repair by itself. A suspected or confirmed defect in the property’s main water service routes to Main Water Line Repair - The Crazy Plumber card, while replacement assessment belongs to Main Water Line Replacement - The Crazy Plumber card.

What This Service Does, and What It Does Not

This service assesses and repairs an approved private buried pressurized branch-line scope after the system, users served, responsibility and route are sufficiently established. It does not own the property’s main water service, main-service replacement, sewer or drain piping, irrigation-specific work or municipal-side infrastructure. Those concerns route to the applicable service, utility or authority. Preserve the current Card identity and canonical path; any later title or path change requires separate publication-history and redirect review.

What Shapes the Repair Decision

Confirmed system and users served. Establish that the suspected pipe is a private buried pressurized branch line, identify what it serves and separate it from the property’s main water service, irrigation, sewer, drains and public infrastructure.

Source, route and condition. Use safely accessible observations, available plans, visible entry points, approved locating methods and any safe exposure to establish the likely source and route. Material, failure cause and surrounding condition must follow property evidence rather than construction era, trees, soil or one symptom alone.

Repair and routing. This page may support targeted repair of an approved branch-line defect when the surrounding evidence remains suitable. Main-service repair or replacement, irrigation-specific work and broader route changes belong to their own pathways. Excavation method, selected pipe, connections, protection, testing, backfill and restoration must follow the approved property-specific design, authority requirements and reasonable alternatives.

Property Factors That Change the Assessment

Original construction era can frame questions, but it does not identify the buried pipe, its condition or its owner. More useful evidence includes visible markings or entry points, repair records, available plans, users served, isolation arrangement, route length, access, nearby structures, known utilities, soil and stability at the work area and actual exposed condition. Trees, slopes and wet ground are planning factors, not proof of cause.

Start With Safety

If water is active, check for gas and electrical hazards before approaching the area or operating a valve. Stay out of wet electrical areas, wet meter chambers, excavations and unstable or washed-out ground. Use only a safely accessible private shutoff, never force a questionable valve and never operate a municipal curb stop. Authority-controlled isolation must follow the applicable utility process.

Do not dig, probe for the line or enter an excavation to investigate. Keep people away from unstable wet ground and undermined surfaces. Move property or take photographs only after hazards and active flow are controlled and from a safe route. Plumbing repair, utility work, excavation, structural assessment, landscape or hardscape restoration and other trades remain separate scopes unless the agreed project says otherwise.

What Affects the Cost

Scope and cost depend on the confirmed branch-line boundary, source and route confidence, depth, length, access, soil and stability, utility conflicts, selected pipe and connections, excavation, testing, backfill and surface work included. A useful proposal should identify assumptions, exclusions, authority dependencies and conditions that could change the scope instead of promising written repair-versus-replacement figures or one installation method.

Responsibility and Authority Must Be Confirmed

Responsibility depends on the actual line, users served, title and easement information, strata documents, meter or curb-stop arrangement and the applicable utility or authority. Do not assume the property line decides ownership or that the homeowner may operate or alter every component. Confirm responsibility, authorization, shutdown, permit, inspection and connection requirements for the address before work.

What to Have Ready Before We Arrive

  • Any safely observed meter or usage change. Do not force a valve, operate a municipal curb stop or enter a wet or restricted meter chamber.
  • Where wet ground, pressure or flow changes, sound, settlement or water entry appeared and when it began.
  • What the suspected branch line serves, who uses it and whether it has a separate private shutoff.
  • Available plans, repair records, visible pipe markings or entry points and known route information.
  • Access details, known utilities, gates, pets, structures, landscaping and unstable or wet areas near the possible route.

Spot the signs

Signs Worth Assessing

  • Safely observed measured water use continues without an identified fixture, equipment or occupancy reason.
  • A patch of vegetation changes differently from the surrounding area without an established cause.
  • Persistently wet, soft or settled ground, or water appearing near a driveway, walkway or foundation.
  • A pressure or flow change that appears with another buried-line indicator.
  • The sound of water near a known buried branch-line entry or route when the served fixtures or equipment are off.
  • Water near a branch-line entry point without an established interior source.
  • A measured usage change that remains unexplained after known fixtures and water-using equipment are reviewed.
  • New settlement or surface change along a possible route that requires plumbing and ground conditions to be assessed separately.

Job steps

What The Crazy Plumber Does

  1. Confirm the system and service boundary. Establish what the buried line serves, whether it is a branch or main service, which users may be affected and which utility, strata or property documents define responsibility and authorization.
  2. Review the source and route evidence. Use safely accessible observations, available plans, visible entry points and suitable approved methods to narrow the likely source and route without promising exact location or one method for every property.
  3. Confirm pre-excavation dependencies. Submit BC 1 Call and any additional process needed for non-member or private infrastructure. A locate request starts notification and locating work; it is not clearance to dig and does not prove that every buried facility is identified.
  4. Approve access and repair design. Define the excavation or other access, soil and stability controls, selected pipe and connections, protection, testing, backfill and restoration responsibilities for the actual line and applicable requirements.
  5. Expose and reassess the confirmed branch line. The exposed pipe and surrounding conditions may confirm the planned targeted repair or show that the scope, route or responsible pathway needs to change before work continues.
  6. Complete and verify the agreed scope. Repair and test the branch line while accessible, then complete approved backfill and surface work. Explain what was repaired, what line and route remain, what uncertainty remains and which restoration or authority steps are outstanding.

Questions homeowners ask

How is responsibility for a buried line determined?

Confirm the actual line, users served, property and strata documents, easements, meter or curb-stop arrangement and the applicable utility or authority. The property line alone does not establish every responsibility. A homeowner should not operate or alter an authority-controlled component unless the applicable process expressly allows it.

How much of the yard or surface will need to be opened?

The opening depends on source and route confidence, depth, soil and stability, utility conflicts, structures, safe working room and the approved repair design. Review the planned excavation, access limits, backfill and surface-restoration responsibilities before work. Do not assume trenchless or open-trench work from the symptom alone.

Can a buried branch line be repaired rather than rerouted or replaced?

Sometimes. A targeted repair may be reasonable when the defect is isolated, the surrounding exposed pipe remains suitable and the branch line still fits its required use. Route changes or broader work require separate evidence about condition, capacity, access, repair history and reasonable alternatives. The line’s age or material does not decide the outcome by itself.

Is trenchless work part of Underground Leak Repair?

Not by default. This page is limited to a private buried branch-line repair and routing role. Any trenchless or open-trench design depends on the approved pathway, route, soil and rock, utilities, access, connection geometry, selected products and authority requirements. Main-service replacement belongs to Main Water Line Replacement.
