About this service

Poly B Pipe Inspection

A Poly B pipe inspection is for a homeowner who needs to identify suspected supply piping and understand the accessible evidence before deciding what to do next. The assessment separates confirmed material from visible observations, reasonable inference and areas that could not be inspected.

The service does not begin with a replacement verdict. Depending on the property evidence, reasonable next steps may include no immediate plumbing work, further investigation, assessment of an isolated repair concern or a separate Poly B replacement assessment.

What the Inspection Can Assess

The inspection uses multiple safely accessible observations rather than one shortcut. The scope may consider:

  • visible pipe markings and material clues in more than one accessible location;
  • accessible fittings, joints, transitions and previous repairs;
  • visible staining, corrosion, movement or other condition evidence around the supply piping;
  • renovation, repipe and repair history;
  • dwelling form, access and whether any piping or shutoff may be shared;
  • pressure or flow information when it is relevant and included in the booked scope;
  • the reason for the assessment and any specific information requested by an insurer, broker, realtor, strata corporation or property manager.

No single clue is treated as conclusive by itself. Colour, original construction era, one marking, one fitting type, one past leak or a third party’s note may justify further assessment, but the conclusion should rest on the combined property evidence.

What the Inspection Cannot Establish

An accessible inspection does not see inside every wall, ceiling or floor. Concealed piping may remain unidentified or may require further investigation if the answer matters to the homeowner or requesting party. The inspection also does not pass or fail a property, guarantee acceptance by an insurer or strata corporation, determine a real estate outcome or decide that repair or replacement is required.

Written findings, photographs, pressure readings, fitting inventories, condition labels and other documents are not assumed standard deliverables. Confirm the exact booked scope and available format before relying on a particular document for an external deadline.

Property Evidence That Changes the Assessment

The most useful context comes from the property, not a neighbourhood assumption. Bring what you know about renovations, repiping, previous leaks or repairs, visible markings, fixture additions and areas where piping is exposed. If pressure is part of the concern, use a measurement taken for the property rather than inferring pressure from slope or location.

For strata, townhouse, duplex or apartment properties, confirm which piping is private, which may be shared, who controls the shutoff and whether access or authorization is required. These questions can affect what can be inspected without making a legal or ownership determination.

If Another Party Requested the Inspection

Ask the insurer, broker, realtor, strata corporation, property manager or legal adviser what information is required, in what format and by what date. Share those requirements when booking so the proposed inspection scope can be compared with the request.

A plumbing inspection can provide property evidence within its agreed scope. It cannot guarantee insurance acceptance, coverage, renewal, a transaction result, a strata decision or compliance with an external party’s process. Those decisions remain with the relevant organization or professional.

A Safe Pre-Call Check

Only observe piping that is already visible in a dry, safely accessible area. Do not enter an attic, crawlspace, restricted mechanical room or any area affected by leaking water, electrical equipment, unstable finishes or another hazard. Do not flex, tug, bend, cut or otherwise test suspected Poly B.

If a marking or fitting can be photographed from a safe position without touching the pipe, the image may help the first conversation. Stop if access is uncertain. An inspection is the safer route when piping is concealed, inaccessible or close to a hazard.

Schedule a Poly B Pipe Inspection

When booking, share why the material is being assessed, whether water is active, the dwelling type, known renovation or repair history, shared-system responsibility and any specific insurer, strata or transaction requirement.

When a Poly B Inspection Fits

Consider an inspection when:

  • visible plastic supply piping has not been identified with confidence;
  • a home inspector or other professional has noted suspected polybutylene;
  • an insurer, broker, realtor, strata corporation or property manager has asked for property-specific information;
  • renovation or repipe history is incomplete and you need to understand which supply materials remain;
  • a planned renovation may change access to concealed supply piping;
  • previous repairs, stains or other observations raise questions about the accessible system;
  • you want evidence before comparing no immediate work, further investigation, repair assessment or replacement assessment.

Original construction era can help frame the questions, but it does not prove which material remains after renovations or earlier repiping. Detached homes, duplexes, townhouses, apartments and strata properties can also have different access, shutoff and shared-system responsibilities.

Job steps

How the Assessment Is Organized

  1. Clarify the question. Explain why the material is being assessed, what is already known and whether another party has requested specific information or a deadline.
  2. Review history and access. Discuss renovations, repiping, repairs, dwelling form, shared-system responsibility and where supply piping is safely accessible.
  3. Gather multiple observations. Review visible markings, fittings, joints, transitions, accessible condition and relevant pressure or flow information when it is part of the scope.
  4. Separate evidence from inference. Identify what is confirmed, what was observed, what remains inferred and which areas were inaccessible.
  5. Explain reasonable next steps. The evidence may support no immediate work, further investigation, assessment of an isolated repair concern or a separate material-specific replacement assessment. One clue does not decide the outcome.
  6. Confirm deliverables. If you need a particular written format, photographs or other records, confirm whether they are included in the booked service before relying on them for an insurer, transaction, strata or renovation requirement.

Before you book

Questions homeowners ask

Can a Poly B inspection confirm the material without opening walls?

It may be possible to confirm material from multiple safely accessible observations, but the answer depends on what is visible and legible at the property. If piping is concealed or the evidence conflicts, some areas may remain inferred or require further investigation.

Does grey pipe mean the home has Poly B?

No. Colour is a screening clue, not a final identification. Do not rely on colour, original construction era or one visible connection by itself. The assessment should combine markings, fittings, accessible piping, repair history and other property evidence.

Does the inspection decide whether replacement is required?

No. An inspection can inform a later decision, but it does not predetermine repair or replacement. The next step should consider confirmed material, accessible condition, fitting and joint evidence, repair history, measured pressure or flow when relevant, access, renovation plans, dwelling form, shared-system constraints and reasonable alternatives.

Will I receive a report and photographs?

That depends on the booked scope and the current service deliverables. If an insurer, realtor, strata corporation or another party requires a specific document, photograph set or form, confirm that requirement with them and confirm the available deliverable when booking.

I had a great experience! Jordan came within an hour of my call, even during evening rush hour traffic, to replace my leaking kitchen faucet. Jordan quickly identified the problem, installed the new faucet, and made sure everything else was working properly before he left. I was also unsure if the color of the faucet would match the rest of my kitchen appliances, but Jordan assured me it would, and he was absolutely right. It looks great! I’ve attached photos of the finished result. I highly recommend them for fast, professional service, attention to detail, and honest advice. 5/5 ⭐️

We had an emergency problem with water in our bathroom and after frantic calls to get someone to come in that wasn't going to cost us an arm and a leg while we were on leave for the birth of our child. Karn came in that day without an extra fee and was friendly, considerate, kind and professional. He was able to diagnose our problem in minutes and walked us through how we could go about fixing it for the best value. Truly turned our awful day around and make our huge problem fixable. I would recommend Karn over and over again!

Knowing my DIY limits, I called The Crazy Plumber to take a look at what appeared to be a simple job, but made me nervous somehow. Good thing. If I’d gone ahead on my own, Tony explained, I’d have twisted the hose valve right off and caused an unholy mess, not to mention costly damage. Anyway, he installed a new frost-free hose bib and upgraded things to prevent a future disaster. The job was done quickly & efficiently. Professional stuff from start to end.
