Gas Water Heater

A gas storage water heater combines plumbing, fuel supply, ignition, combustion and venting. Service is appropriate when the heater has no hot water, unreliable ignition, unusual burner behaviour, venting concerns, gas-side faults or a storage-tank problem that needs a gas-specific assessment.

The Crazy Plumber is a Technical Safety BC (TSBC) licensed gas contractor, TSBC licence No. LGA0213328. Regulated gas work follows the authorization process applicable to the work and jurisdiction. The route can differ for a repair, a qualifying like-for-like replacement, a venting change, a relocation or a fuel or technology conversion.

Gas Odour or Carbon Monoxide Comes First

If you smell gas, leave the building immediately. Do not use switches, phones or ignition sources inside. From a safe location, call FortisBC at 1-800-663-9911 or call 911. Do not return until you are advised it is safe.

If a carbon monoxide alarm sounds, or carbon monoxide is suspected, move outside to fresh air and call 911 or FortisBC at 1-800-663-9911. Seek medical attention when symptoms are present. Do not troubleshoot the appliance or re-enter until emergency responders say it is safe. Plumbing service comes after the immediate hazard is addressed.

How Gas-Specific Faults Are Assessed

A gas storage heater transfers burner heat through the tank and sends combustion products through an approved venting system. The exact ignition controls, air path, venting and safety devices depend on the appliance.

Ignition and burner operation. A pilot, igniter, flame-sensing component, gas control or related safety device can prevent the burner from starting or staying on. A symptom such as failed ignition does not identify the exact part without testing.

Venting and combustion air. Atmospheric and power-vent equipment use different methods to move combustion products outdoors. The assessment considers the appliance, vent type, vent condition, combustion-air conditions, nearby exhaust equipment and any renovations or appliance changes that may have altered the installation.

Gas supply and regulated components. The shutoff, connector, gas piping and appliance controls require qualified assessment. Homeowners should not loosen fittings, test for leaks with a flame or attempt gas-control repairs.

Storage-tank and water-side conditions. Leaks, pressure or expansion conditions, sediment, temperature control, the tank vessel and hot water demand can produce symptoms that appear gas-specific. Diagnosis must separate a burner or venting fault from a broader water-heater problem.

Property Conditions That Change the Gas Assessment

Useful questions include:

  • What appliance, fuel and vent type are installed?
  • Has a furnace, exhaust fan, door, window, renovation or air-sealing work changed the mechanical-room conditions?
  • Does the heater use a dedicated vent or share a venting system with another appliance?
  • Is the property detached, a suite, a townhouse, an apartment or another strata setting?
  • Who controls the gas shutoff, building access and authorization process?
  • Is there practical access to the appliance, venting and service area?
  • What installation, maintenance or appliance-change records are available?
  • Are there water leaks, drainage limitations or finished surfaces near the heater?

These property-level details are more useful than assumptions based on a city, construction era or neighbourhood.

Safe Observations Before You Call

Without opening panels or touching gas components, note the equipment label, fuel type, vent type, error display, unusual sound and when the symptom began. Look for water at the base, corrosion, soot, scorching, melted or discoloured material and changes around the vent connection.

Do not use appearance alone to diagnose combustion, and do not attempt gas-side repairs. If you smell gas or suspect carbon monoxide, leave immediately and follow the emergency instructions above.

Changes in Gas Use

A change in gas use can have several causes, including hot water demand, temperature settings, a hot-water leak, appliance condition or another gas appliance in the property. Compare the billing period and household use, then have the water heater assessed if its cycling, recovery or performance has changed. Do not assume the water heater is the cause from the bill alone.

Common Venting After Appliance Changes

Common venting can be acceptable only when the system is designed and installed for the connected appliances. A furnace replacement or another appliance change can alter that arrangement. If one appliance was changed while the water heater and shared vent remained, have the complete venting system assessed rather than assuming the old configuration still fits.

Signs a Gas Water Heater Needs Assessment

  • The pilot will not light or remain lit, or an electronic ignition system does not start the burner.
  • The burner starts and stops unexpectedly, or hot water recovery has changed.
  • There is soot, scorching, melted or discoloured material, unusual moisture staining or another visible change near the burner or vent connection.
  • A power-vent blower makes a new noise, does not start or repeatedly stops.
  • The heater produces unusual rumbling, popping or other sounds. These symptoms can have more than one cause, and flushing is not an automatic remedy.
  • Water is leaking from the tank, fittings, relief discharge or nearby piping.
  • A recent furnace, fan, renovation or appliance change may have affected the mechanical room or common venting arrangement.

Gas odour and suspected carbon monoxide are emergencies. Follow the leave-first instructions above rather than waiting for a plumbing appointment.
